Fall Landscape Cleanup Checklist for Central Florida HOAs and Homeowners

Fall in Central Florida is not the leaf-pile, sweater-weather season the rest of the country talks about. October through December is the quiet stretch where the lawn slows down, the hurricanes (hopefully) wind down, and the smart homeowner uses 90 days to set up an easy spring. It is also when HOAs in Lake Mary, Heathrow, Magnolia Plantation, and the rest of the Markham Woods corridor send out their annual inspection notices — which is when most of the angry phone calls to us start.

I am Mark DeAngelo, owner of Deangelos Land Services and an ISA Certified Arborist. Family-owned in Lake Mary since 2018, we work fall cleanups across Seminole, Orange, and Volusia counties every year. Here is the checklist I would walk through on my own property, in order.

1. Final fertilization — mid-October, not later

Your last fertilizer application of the year should go down in mid-October. Any later and the new growth gets caught by our first cold snap (usually a Thanksgiving-week front), leaving damaged grass that limps into spring. Use a winterizer blend — lower nitrogen, higher potassium — to harden off the turf. Skip this step and you will be patching bare spots in March.

2. Switch irrigation to a winter schedule

This is the biggest water-and-money saver of the fall. The St. Johns River Water Management District drops residential irrigation from twice a week to once a week the first Sunday in November. Even-numbered addresses water Saturday; odd-numbered water Sunday; non-residential waters Tuesday. Run times can typically be cut 30 to 50 percent because temperatures and evapotranspiration drop sharply. Walk every zone, dial back the controller, and replace any heads limping along since summer. A fall service call is cheaper and faster than the spring rush — our sprinkler system installation and repair team handles winterization calls all through October and November.

3. Hedge trimming — fall window matters

Late September through early November is the prime window for major hedge work in Central Florida. The plants are slowing, you avoid stressing them in summer heat, and regrowth is minimal — so your hedge looks sharp through the HOA inspection and into the holidays. Wait too long and a hard prune right before a December freeze can set the plant back. Our hedge trimming services crew runs nonstop in October for exactly this reason.

4. Refresh mulch for winter color

Fresh mulch in late October does three things at once: it cleans up the curb appeal right before holiday gatherings and HOA walks, it insulates roots from our occasional January freezes, and it suppresses cool-season weeds that wake up in February. Two-to-three inches, pulled back from trunks, applied evenly. We see a lot of yards in Lake Mary where the mulch has faded to gray and thinned to nothing — refresh once a year and the bed always looks intentional.

5. Cool-season plantings — Zone 9b lets you plant year-round

This is the Central Florida superpower most northern transplants do not realize they have. We are in Zone 9b. Pansies, snapdragons, dianthus, petunias, mums, ornamental cabbage, calendula, and alyssum will run from October all the way to April. Perennials like firebush, salvia, plumbago, and bulbine establish beautifully in fall because the soil stays warm but the heat is off them. Now is a great time to expand a garden bed or rework a corner that died back over summer.

6. Hurricane debris audit and final cleanup

If Florida had a busy storm year — and after 2022 and 2024 most properties did — fall is when you settle accounts with whatever the season left behind. Cracked limbs that never fell. Broken sprinkler heads. Eroded grade where water sheeted across the lawn. Mulch washed into the street. A real fall cleanup is not just blowing leaves; it is closing out hurricane season properly. A full yard clean up takes a half-day on most residential lots and resets the property for the year.

7. Tree inspection before winter

Even mild Central Florida winters bring wind events, occasional freezes, and the weight of holiday rain. An ISA Certified Arborist walk-through in October catches the structural problems that survived hurricane season but will not survive a January nor’easter. We flag any tree that took a hidden hit during storm season — damage from a glancing blow in September often does not show until the canopy thins.

8. HOA inspection prep — the part most people forget

Lake Mary, Heathrow, Magnolia Plantation, Alaqua, and most of the Markham Woods corridor HOAs do a formal inspection between mid-November and mid-December. The notice usually arrives with 14 days warning. By then, the good crews are booked. By the time the violation letter shows up, the only crews available are the ones nobody wants.

Smart play: pick a date in late October or early November and have your fall service done before the HOA mails the notice. Edge the beds, refresh the mulch, trim the hedges, and make sure your trees look intentional. The HOA walks the curb — so walk it yourself first, two weeks before they do.

A simple fall sequence

If you want the short version: mid-October fertilization and hedge work, late October mulch refresh and bed plantings, early November irrigation switchover, mid-November tree inspection, late November or early December final cleanup. Follow that and you will sail through both winter and the HOA letter season.
